Downtown redevelopment continued until about 1990 when plans started underway to build new housing northwestward on Pershing Avenue across from Pioneer Square involving demolition or relocation of many old businesses along Pershing Street including Waffle House No. 934 (the first Waffle House ever opened in Washington) which closed its doors for good after long struggle against zoning restrictions prohibiting chain restaurants from opening within one mile (1 km) radius outside downtown during lunch hours; also affected were several other small businesses located near Pershing Avenue such as SnackBar #2181 (which closed its doors shortly thereafter), Fishing Lodge #3265 (closed soon afterwards due to competition from fast food chains), Gretsch Guitar Warehouse No. 12242 (closed soon afterward due to competition from CD stores next door), M&M's Playground No. 6884A (closed shortly thereafter because it was no longer able to meet safety standards set by state government).
