The area that would eventually become Federal Way was first settled by Native Americans in what is now King County in 1853. In 1907, two brothers named Harry and Roy Carlson purchased 640 acres (250 hectares) of land southwest of Federal Way and began construction on a dam which would power their flour milling operation called Cascade Dam #1. The dam became an important factor in helping make Federalway one of Puget Sound's most developed communities. Federally owned banks soon followed suit with their own branches and businesses sprouting up throughout town such as American National Bank (#5), First National Bank (#7), State Trust Company (#8), Continental Banking Company (#9), Northwest Mutual Life Insurance Company (#10) and many more until 1970 when they were all merged into Jardine & Henderson Incorporated which still exists today as one of Washington's largest commercial real estate firms
