There are also several small businesses that have been transplanted into these areas over time - some examples include 6th Street Market which was once located at the edge of White Settlement before being moved uptown near Memorial Drive; Phoebus Coffee & Tea which opened up shop on Montrose Boulevard just off I-610 back in 2006; and Chili's restaurants located all around town – not only within walking distance but also just minutes' drive away if you need food delivered. In recent years there have been several changes taking place in this neighborhoods with regards to gentrification – first came new buildings being erected atop older homes amidst concerns about crime rates becoming too high; soon after though development started happening specifically targeting Latino/Hispanic residents based upon economic considerations rather than crime rates or density levels alone. A number of organizations exist within WestUniversityPlace Neighborhood Association which helps to promoteilant activities within its boundaries while working towards improving public safety issues within their community such as graffiti removal and litter prevention amongst others

West University Place is a neighborhood in the Dallas-Fort Worth metroplex, located in the city's Highland Park district. The name was given to the area by then-Mayor James Bowie in 1984 as part of his goal of creating "a university town". The original buildings were built on land that now makes up parts of Baylor University and Texas Southern Railway Station. The first schools to open in the area were Dallas Baptist (now Baylor) High School and Methodist Episcopal (now Trinity) School. In 1986, West University Place became home to Dallas American Bank when it moved from its previous location on Elm Street in Irvington. The bank continued to operate until it merged with Unibank in 2002. In 1992, West University Place also became home to Texas Southern Airlines Headquarters which operated from Terminal 5 at Southwest Airlines Center until it closed down in 2006. In 2003, plans for a new downtown mixed-use development called " Pioneer Square" were approved by voters in a referendum. The project would have included an arena, movie theater, retail and restaurant spaces, and parking garages beneath Avenue of the Stars Boulevard. However, due to opposition from numerous organizations including Downtown Dallas Inc., who claimed that their hub would be destroyed if the complex was built, construction did not begin until after Mayor Tom Leppert's administration left office in 2007. In 2008–2009, work began on what is known as Union Station Row - a multi-faceted redevelopment project consisting of two neighborhoods: Union Station Neighborhoods – which will include apartments and a grocery store; and BankUnited Plaza – which will contain residential units and commercial space subordinate to Union Station Neighborhoods. Development has been stalled since 2009 due to various financial challenges associated withillo allegations of corruption within City Hall dating back several years prior - an issue that has dogged Mayor Rawlings' administration since he took office in 2009
The first white settlement in West University Place was a wagon train that arrived in 1836. The town was founded by Colonel William Farrar and his wife, Sarah. The first post office was established in 1837. In 1838, the Farrars built a sawmill on the creek near present day US 90.West University Place grew rapidly after it became an incorporated town in 1840. By 1850, the population had reached 100 residents.In 1865, Texas Statehood was granted to Texas and West University Place became part of the newly created Dallas County. In 1907, Dallas County merged with Harris County to form Texan County and West University Place reverted back to its original name of West University Place.
