Downtown University Park experienced an increase in development starting around World War II due to increased military activity nearby such as Army Air Force Base San Antonio and Navy Shipbuilding Project Noorduyns Bayou which also led to more shops and restaurants opening up along Lamar Street between I-35W and US-290[7]. In addition to downtown business districts being developed or expanding rapidly throughout most of the 1960s through 1990s,[8] many new homes were built northward off I-35W across from UTEP Stadium beginning around 2000 after plans for more shopping malls southward failed during the previous decade when developers realized how valuable property located within Hearst Ranch had become given its close proximity to both universities[9][10][11][12][13] AsUSTeamSTadium expansion has continued unabated even as enrollment growth for both universities have slowed over recent decades with some new buildings completed but others still under construction including basketball practice facilities for The Donaldson Company [14][15] currently under renovation by stadium management company Jones Lang LaSalle who are expected to complete it by early 2019[16], finally completing one phase near Cook Fieldhouse where football practice will take place before Hurricane Harvey impacted southeastern Texas causing extensive damage late 2017 leading Jones Lang LaSalle management team’s decision not move football camp from Cook Fieldhouse until after Harvey had dissipated
