The original downtown district that now makes up the core of town developed around what is now known as First Street and Main Avenue; this business district continued until after World War II when many small businesses closed due to increased competition from larger cities within commuting distance such as San Antonio and Austin. Downtown development resumed following World War II with growth coming from new housing developments such as Northview Terrace (later Northridge) and Manor Lakes which were built on former military bases across town including Fort Worth Army Air Base (now Joint Base San Antonio–Fort Worth). However, much later during the 1990s downtown redevelopment stalled due to economic recession combined with rising property values outside metropolitan limits (). A brand new mixed-use/office development called Pearl stepped up to fill that void but has been struggling financially ever since[7].

By 1860Over 1,000 people lived in Texas City; and by 1870 it had attained its present size with over 6300 residents The arrival of railroads in the late 19th century led to increased traffic through Texas City and its annexation byAustin in 1896 brought new growth to the city limits During World War II much activity took place at Love Field Airport adjacent to downtown due to military aircraft manufacturing activities . After World War II there was more development outside the city limits with suburban growth taking hold until around 1990 when downtowns demographics began to change again making downtown more pedestrian friendly again
