In 1872, two brothers, John and George Washington Richards, decided to open a small optical store in San Marcos. The Richardses were the first individuals to sell optics in Texas. In 1902, they donated their store building to the University of Texas at Austin for use as a library. In 1934, UT moved into its current building and the Richardses donated their archives and tools to the university. In 1984, UT purchased the store from the Richards family and continues to use it as its main library facility.

In 1845, Mexican authorities burned down Carver's store and fortifications at San Marcos to punish him for helping to unite Texas against Mexico. The town continued to grow steadily until it had a population of 3,000 people by 1875. By then, local entrepreneurs had built up an extensive commercial and social infrastructure that support the growth of the town during its early years. During this time period,San Marcos became known for its fine cotton goods, which were exported to England and other parts of Europe. In 1902, San Marcos was incorporated as a municipality with a population of 2,500 people. It remained an municipio until 1993 when it became an independent city under the terms of the City/ County Annexation Act of 1994.
