Dallas saw its first growth after incorporation; businesses started moving into Downtown Dallas and soon there were already several churches and schools dotting the landscape outside what would later be called North Park Square. Streets such as Commerce Avenue and Rossville Boulevard developed quickly due to demand for housing close to business districts like Dealey Plaza and Prestonwood Mall; today these areas are also home to some major institutions like Southern Methodist University/ Rice University/ Baylor University/ UT Southwestern Medical Center etc., but at the time they were little more than unpaved streets with few buildings other than old farmhouses on them. Downtown Development Authority Records date back to November 1909 when plans were made for 10 blocks east from Main Street between Pemberton Place and Lamar Boulevard – this would eventually become Pioneer Valley Shopping Center which still stands today across Main Street from IRS Building No 4 (now Deming Tower).
