The current courthouse was built during that time and dedicated on July 6, 1957. Over time, many new businesses have come to town such as JCPenney (now Sears) and Sam's Club which anchored downtown development for several decades until they were replaced by newer stores over time. In recent years though there has been renewed redevelopment with mixed-use projects being proposed for much of downtown area including a large retail/office complex known as "The Triangle" which would include luxury apartments above ground level; two hotels: one anchored by Marriott Rewards; a public parkground adjacent to Interstate 10; and new residential developments planned for much of what used to be downtown district including neighborhoods near riverfront parks along Elm Street called Southgate Village and Northgate Village which would incorporate open-air shopping malls with high-end architecture similar to those found in Midtown Manhattan or Miami Beach before they were pulled away from development due to problems with financing and zoning
