In response to this closure some creative minds within the district came up with something new & innovative – The Pearl District Development Council was formed! Additionally, they built several stores and homes in what is now downtown Pearland to support their growing population. In 1836, James Fenton pearled some 50 acres (20 hectares) of land northeast of present-day downtown PearLand on what is now FM 620 W (formerly US 281). This land later became part of Morningside Heights neighborhood annexed from Arlington Heights during 1924-1926 annexation process which increased Pearson's acreage from 1/2 mile² (0 hectare²) to 3 square miles (10 km²). In 1836, Pearland was named after James Fenton Pearle, a U.S. senator from Kentucky who had served in the Mexican-American War and then been elected to the House of Representatives. The town rapidly grew into a major center for commerce and culture during the antebellum era. In 1859, when Texas became a state, Pearland became one of its main cities. The city's growth continued through the years until it reached its peak in the late 1800s when it grew by nearly 20 percent per year. However, during this time period there were also large waves of migration to Texas from other parts of America, which led to increased tension between Pearland's white and black populations. In 1907, Hurricane Edwin struck Texas and caused extensive damage to major cities such as Houston and Dallas. pearland suffered some $1 million in damage including loss of business and homes that were destroyed or lost value due to flooding along with many arrests made as people fled their homes in fear for their lives.
