In 1879, Fenton acquired 1,500 acres (500 ha) of land west of what is now downtownPearland from the Cinco de Mayo Indian tribe for $5 per acre ($100 per hectare). He began construction on his new town and named it after himself – James W. Fenton City. After only three months of operations, however,Fenton abandoned his investment because he could not find enough people to live in his new city. He returned to Texas and resumed construction on his original town site but never completed it due to lack of funding or interest from local businesses or citizens alike. In 1925, after McLennan County was created through statehood proceedings within Texas,[1]Fenton again decided to establish a seatofgovernment within McLennan County rather than continue building his original townsite which would have required more money and effort than he had available at that time.[2] He did this by filing paperwork with county commissionersarnothing more than four months before he died in September 1925.[3] At Fenton's deathbedhe asked Commissioner Clyde Beall if they should namethe new county after him – Beall replied "No," choosing insteadto name it McLennan County Museum District #52001-2008 Incorporation).[4][5] In spiteof these setbacks during its early years as an agricultural community,[6][7][8][9][10]Fenton's new town quickly evolved into one of Texans' most important industrial towns due to its location near several major railroadsand highways which made it easy for goods and passengers arriving or departing from those areas to reach their destinations without undue hassle or delay. By 1910,[11]Fenton had constructed two large cotton ginners called Giant A&P Cotton Ginnersoncanton street between Elm Streetand Lamar Boulevard in what is now known as downtownPearland[12]. This facility became extremely successful throughout World War Idue largely to its efficient cotton ginning process which allowed producers throughout the countryto obtain high quality textiles at low cost utilizing very little manpower
On November 3, 1836, the Republic of Texas was founded by General Sam Houston and a group of Texans. The new nation claimed all of Texas except for the entire Mexican border. The area around Pearland became part of the newly formed Republic and was named after Houston's hometown in Martin County, Kentucky. In 1840, Pearland had a population of just over 100 people. By 1851, the population had grown to more than 1,200 people and it reached 2,000 in 1861 when a post office was established there. In 1865, pearland incorporated as a town and soon became one of the largest towns in Texas with a population of over 10,000 people.
