Today much of what used to be downtown Pampa has been demolished or replaced by high-density housing developments such as Park Placee Gardens & Clubhouses subdivision which opened in 1984 east of I-10 and Jefferson Boulevard south of US 77/US 98 corridor; Park Placee Village development west of I-10 between Walnut Street and Cypress Avenue (the original settlement site); Carthage Downs complex east off I-10 just north of Beltway 8; additional high-density housing developments are planned for adjacent rural areas around the central city including: Rancho Viejo development outside the city limits about 5 miles northeastward along US 96; Vista Hermosa community east off I-10 just south of Beltway 8 near highway exit 95A; La Cantera project northwest off US 97 between Carthage Downs complex (formerly known as El Paso Heights) southeast off I-10 at junction with FM 620 approximately 3 miles southwestward from City Limits; all these developments will make up "Pampas" - an area that covers more than 9 square miles nestled among rolling hillsock mountains within commuting distance for both Dallas/Houston Residents and those living near Ft Worth Airport
