However, since 2000 it has begun to experience a resurgence with new development having drawn attention to its unique history, culture, and environment.

In 1865, Hance Mayo founded Mayo & Mayo Land Company to purchase land east of Kerrville for ranching and farming purposes. The company developed what is now most of downtown Kerrville into an important commercial center during the late 1800s and early 1900s. In 1907, John Fenton purchased 640 acres (2 km²) near present-day downtown Kerrville from Mayo & Mayo Land Company for $25,000 with plans to build a national agricultural exhibit complex called Fenton Park on the property. However, development never took off due to lack of money and competition from other local businesses such as Steeles Mall which opened up nearby in 1909 Plaza de Armas shopping center across town. However, by 1920 Fenton Park had been renamed Jones Farm after Jno Craddock Jones Sr., founder and first president of Texaco Refining & Marketing Company Ltd., which later became ExxonMobil Incorporated.. The park included 5 miles (8 km) of trails through rolling open fields bordered by oak trees that stretched all around it until they were closed off in 1984 when Interstate 35E bypassed town limits while construction was underway for I-35W concurrent with US 287 south over Loop 610 east towards Dallas/Fort Worth airport). After World War II many small businesses closed down due to difficult economic times including several restaurants within easy walking distance of I-35W exit 418A close to where today's Midway Airport sits; however some large companies such as Texaco continued operations like ChevronTexaco Inc., Mobil Oil Co., PBF Energy Incorporated - all headquartered within easy walking distance west of downtown between US 287/I-35W exits 417A/418B . Today there are only a few remnant businesses left downtown that cater mostly to tourists or those who want an authentic Texas experience; these include First Baptist Church which has been open since 1903 as well as old hotel known locally as "The Grit" hosting ghost hunts every year on Halloween.; Asbury Methodist Episcopal Church located just northwest cornerof Main Street opposite IHOP also offers services like weddings and funerals along with coffee houses throughout the year catering typically towards locals only
