After years of growth and development by its founders and their successors, Brown Bros., Ltd., became one of America's leading agricultural firms during World War I with plantations on more than 1 million acres of land across several states; production peaked at 5 million bushels per acre (27 metric tons/km²). From 1925 until his death in 1970 Hurd Wacoal served as president of Brown Bros., Ltd.; he increased production from 2 million bushels per acre (9 metric tons/km²) to 24 million bushels per acre (100 metric tons/km²) during his tenure.

Concerned about potential flooding caused by nearby creeks and oaks trees that grew rapidly due to heavy rainfall, citizens built a dam at White Sands Lake in 1848 to control water levels. The store closed at some point between 1840 and 1850 but reopened soon after as an important part of the community's social life and economy. In 1886, Farmers Branch became part of Dallas County when it was created from parts of Dallas and Travis Counties. Its post office operated until it merged with Garland in 1907; however, the original building still stands today as one of the few remaining examples of pioneer architecture in Farmers Branch dating back to its original incarnation. The community continued to grow rapidly during World War II with the increase in military personnel stationed there; by 1945, most residents had left for separate towns or cities elsewhere within Greater Dallas area; however, many local businesses continue to operate today through local chapters or web pages maintained by descendants thereof
Farming in Texas began with the founding of the Republic of Texas in 1836. The land for farming was mostly donated by Texans to the new nation. In 1840, Perry County was founded, and it became one of the first counties to be organized in Texas. Farming continued to grow in the area until after World War II when a shift toward more urbanization took place.
