A plaque marking Hogg's donation can be found at 12th Street near Zilker Park.[6][7] In 1865 Houston businessman Sam Rayburn bought some land northeast of downtown for $30 per acre ($390 per km2).[8] He started building what are now North Longwood Avenue and Northwest Alamo Square Streets before selling most of his holdings in 1870 to banker Lorenzo Price.[9][10][11][12][13] At this time Houston had become an American center due to its position as an endpoint on a new Mesoamerican trade route between New Orleans and Acapulco overland via Comancheria River Valley Crossing[14]:2: “Houston became an important port because it lay at one end [of this route],” said historian Samuel Eliot Morison […] “Price’s purchase allowed him control over much valuable real estate within walking distance or less than two hours”—a facility that would prove invaluable during Reconstruction when African Americans were barred from owning property or entering white society without segregation ordinances enacted by local authorities
