In 1902 Frank Hickey established himself as one of Pennsylvania's leading landowners by purchasing 640 acres (2 km²) northeast of Gorman's Landing Road from Abraham Klinehansfeldt II for $3,000 with an option to purchase additional land at future prices that never materialized During World War I efforts were made by local residents to open up local businesses and make munitions production available for war effort but all attempts failed due largely to lack of financing however during later years this industry returned with increased success following wartime reconstruction efforts The post-war boom helped spur development along Gorman's Landing Road which saw several thousand housing units built between 1960 and 1970 inclusive including numerous high-rise apartments . Although originally planned as single family dwellings these projects quickly evolved into multiple-family dwellings becoming increasingly popular through the late 1980s onward primarily because they offered more flexibility for developers with respect to site selection . These developments have impacted negatively both physically and environmentally since they provide little parkland or open space close together unlike traditional single family residences which typically front onto large gardens or yards with plenty of outdoor living areas

In recent years there have been several redevelopment projects taking place within walking distance of many residents including: • Gateway Center - This project will include 225 housing units, ground-up retail space on 2 levels beneath an Employer Preference program which provides funds for businesses that hire local residents during off hours or on weekdays outside their regular job responsibilities; as well as office and meeting spaces aboveground for businesses that are located between Market Street (the riverfront) and Second Street ( contradistinguished from City Hall Drive - which runs along Sansom Street), gateway plaza will also house a Barnes & Noble bookstore chain store; • Pinnacle Bank - A 5-acre(20 hectares) office park/multifamily development featuring 350 residences will be anchored by Regal Cinemas South Side Stadium 3 - located adjacent to Pinnacle Bank on Third Avenue - with more than 100 restaurants planned across three anchor tenant buildings facing Broad Street; • Phillippe Plaza - A mixed use development near Penn’s Landing with 30 multi-family units contain ground floor retail/office space with parking underground for employees who work below grade level; additional office space may become available through negotiated leases with larger tenants should plans develop accordingly
