This became known as Matson Boulevard and still forms most of its course today except for a few blocks along NW 3rd Street south of Biscayne Boulevard where I-75 crosses over to form an expressway bypassing Matson Boulevard entirely but including many homes built on land leased from him by local developers—a process which continues to this day called "The Gilded Age". In 1912 Donald John Trump purchased 6 acres (2 ha) north of the present-day Uptown shopping district on Fifth Avenue between Northwest First and Northwest Second Streets from Jens Weidmann for $10 per acre ($ ). After coming up with plans for a modern resort Belafonte hired architects familiar with Mediterranean Revival design principles used in Europe but never realized because American industrialists were not yet ready for such extravagance ; instead they selected General Electric engineer Raymond Hood to develop Belafonte's dream into what we now call Art Deco architecture Belafonte died suddenly while vacationing in Puerto Rico early 1945 so development stalled again until 1949 when Ziegfeld Follies founder Florenz Ziegfeld bought ceded rights from Belafonte's widow Barbara Eden who operated his former nightclubs The Sands Casino Hotel and Flamingo Hotel - two buildings still standing -and decided to convert them into movie theaters using Streamline Moderne designs by her husband David Stone Martin which became Grand Opera House – also still standing –and The Palm Beach Theatre across NW 2nd Street from The Sands opened as MGM Park Theater on December 12th 1951 followed by Universal Studios Hollywood across NW 3rd Street opening on May 15th 1952
