Aftermath of the war saw an increase in crime and poverty among Carrboro's citizens which led to several riots between 1861-1865. Despite this problems*, Carrborough experienced rapid growth during Reconstruction (1867-1913). During this time period there were multiple efforts made by both local entrepreneurs* (*and state legislators*) to revive downtown business district(* [*cities continued their own redevelopment policies even after surrendering]; see "The Reconstruction Era: A History from Raleigh to Wilmington" by Donald Wuerl). This effort failed however *due largely to lack of investment* *. Ultimately Civitas** [*a civic group formed around 1915] assumed responsibility for reconstruction and oversaw much more aggressive revitalization campaigns which have helped make today's downtown area one of the most vibrant within Raleigh metropolitan area*. Today, despite some challenges such as gentrification* [*the rise of high-end housing developments near downtown], Arbutus Boulevard is still home to several major businesses including BankUnited Center*, Duke Energy Arena*, Marriott Marquis Hotel*, Nissan Stadium** (*the new stadium will also be home to NC State University football games),[***] PNC Park† (*home plate at Camden Yards*) and Frankford Ave.* [*near First Baptist Church]. Overall, despite some recent declines due primarily to recession[****], Carrington has seen significant progress both economically *and culturally** *.
