By 1830, there were 12 residents living in Garden City proper; nine farmers and four fishermen constituted its economic base In 1840, Charles Coffin developed what would become known as "Coffin Hill" near present-day Main Street and Third Avenue on Unadilla Island for growing chestnuts about 30 miles away from Albany that made him one of America's leadingChestnut Growers . A year later he opened up shop at what is now called "Fletcher's Pharmacy". This early business operation helped lead to today’s downtown business district around Second Avenue east of Anthony Boulevard which has been home to many businesses since 1840 including Macy’s Department Store (1860), JCPenney (1913), Sears Roebuck & Co.(1936), Kress Corporation(1981)), Goodyear Tire & Rubber Company (1974)) etc., among others He was also an early philanthropist who contributed over $1 million dollars towards various civic projects such as erecting almshouses for veterans during World War I; establishing schools within Garden City limits; constructing churches throughout rural Erie County through gifts from himself alone; building hospitals in Buffalo - Union Hospital/Richmond Hospital/Niagara Falls General Hospital/Bellevue Hospital; creating trails throughout Erie County through grants from himself alone or bequeathing tracts amounting to over 265 miles long totaling more than $100 million collectively ; building numerous homes throughout rural areas through gifts from individuals or families member have accumulated over time Charles Coffin died unmarried in 1895 leaving behind extensive gardens all along Second avenue east of Anthony Boulevard containing over 400 different types of plants both indoor and outdoor with circa 2400 pots +ahlias +12 fig trees
