In 1836, John D Lee became Mayor of Newark; his first term lasted only until January 2nd due to term limits set by then-Governor Nicholas Platt.[2][3] In 1871, control of Morristown Township transferred to Elizabeth Townships whenElizabeth became a municipality within Morris County.[4] In 1908 Erie Canal construction began and ended at what is now State Street/Newark Avenue; traffic entering or leaving the township was diverted onto State Street via an alley called "the Ridges" connecting Waterfront Park with Fort Pitt Arsenal across Broad Channel Ferry Landing from which boats transported goods upriver toalisland destinations such as Easton and points beyond[5][6][7] During this time there were also plans for a expressway through downtown Newark but these never came to fruition due to costs overruns caused by Congressionally mandated highway building programs during World War II[8]. Downtown development stagnated until recently when several large office buildings were built along PATH Station Square including One Penn Plaza,[9][10] although some argue that this represented just one aspect of a larger redevelopment effort that has since taken hold throughout downtown[11][12]. In recent years downtown areas have seen gentrification with new high-end housing developments opening up along Market Street between South Orange Avenue and Broad Channel Ferry Landing while smaller businesses have moved into former factories or warehouses near Hudson Yards shopping district[13],[14]. It should be noted that while much has changed in downtown Newark over the past few decades – especially with respect to jobs – many core cultural elements remain unchanged including significant portions of art scene which retains support despite gentrification advances[15], nightlife options attracting young professionals,[16],[17], traditional grocery stores remaining open despite competition from chains like Kroger and Walmart [18],[19], etc.– all factors contributing towards its unique character today.
