Hoboken, New Jersey is a city in the New York Metropolitan Area and the 15th most populous city in the United States. The population was 727,777 at the 2010 census. Hoboken is located on Hudson River waterfronts between Manhattan and Jersey City, within commuting distance of both New York City and Newark, NJ. The first European settlement in what is now Hoboken date back to 1664 when William Penn founded an outpost on Staten Island as part of his effort to establish English sovereignty over all of North America. In 1714, Samuel Morison purchased land near present-day Kearny Square from Sir John Moore for $2 per acre (though this purchase did not include the square). Morison named his new town Hoboken after its then-justification: "Hobbiton" = "a place where hogs are fed". By 1735, however, it had been renamed multiple times including; "Jersey City", "Newark", and finally "Hoboken". In 1847, Hoboken became one of two cities in New Jersey to secede from the state due to dissatisfaction with its taxation system. However, by 1850, relations between Hoboken and New York had improved so much that they rejoined as one city. In 1924–25 Hoboken erected a large concrete tower which served as their municipal courthouse until it was destroyed during World War II. Today's downtown area was built up around Port Authority Station during the 1960s through 1970s following completion of Robert Moses' GatewayProject which connected Newark Liberty International Airport with Midtown Manhattan via expressway and parkland south of Journal Square. The development added certain jobs but also increased traffic congestion on Route 811 which runs parallel to I-95 just north of downtown. In recent years there has been renewed interest in revitalizing downtown areas along with plans for a light rail system extending into southern Jersey City; however these projects have yet to receive approval from Mayor Steven Fulop. Nearby are several colleges including Rutgers University – Camden (Rutgers), Seton Hall University (Seton Hall), Kean University (Kean), Union College (Union) and Morris Brown School of Business Administration & Economics (Morris Brown). Additionally nearby are several parks such as State Park across from Johnson Street/the river while nearby One National Boulevard hosts several high end retailers such as Neiman Marcus and Saks Fifth Avenue among others

In 1915-1916 there were several major riots that took place throughout America during World War I which left over 100 dead. In response to these riots Mayor John Pappus issued an order forbidding public assembly within ten blocks of any market or synagogue until further notice. This order helped prevent future outbreaks of violence in Hoboken and nearby Newark. One significant event that occurred during Hoboken’s early years was when Cornelius Vanderbilt built his giant shipping canal system through the city in 1849 which increased trade between New York City and Holland Antilles via the port at Newark Liberty International Airport Today this important infrastructure still exists with plans for redevelopment being announced monthly
