In 1893–1894, a group of experienced farmers led by Luther Smith bought 640 acres (24 hectares) along Big Sioux Creek southeast of downtown for $1500/acre plus improvements that would include a blacksmith shop, farmsteads and barns etc., creating what would become known as "Big Sioux Township". This community grew rapidly due to its location close to railroads, transportation routes important for trade with Chicago and other points westward; during this time frame many entrepreneurs established themselves here including Jethro Gibbs who opened a general store/ticket office combo restaurant/bar called The Gables that still thrives today under new ownership; banker Julius Rosenwald donated land south of Big Sioux Creek for a school District No 1 courthouse complex that became known as Rosenwald Park after him; lumber barons such as Ransom Rice donated land near current day East Side Ave./Eugene St.; agriculturalists like Halsey Emerson started growing crops while working out agreements with railroads about shipments coming through their FW&R Farms near whererigged bridge now spans I-94 across river
