Buffalo is a city in the U.S. state of Minnesota, and the county seat of Buffalo County. The population was 113,814 at the 2010 census. After being annexed by Minneapolis in 1912, buffalo experienced another losing streak due to falling birth rates (-2% per year), loss of jobs (−10%) due to World War I/II military activity away fromtowns ([1]), and decreasing tax revenue (-5%). However during this time period there were also social changes taking place which helped spur development: women took up employment opportunities (+50%), professional athletes began playing football at local schools ([2]), new housing developments appeared including high-rise apartments ([3], [4]), and developers started managing downtown areas such as First Avenue between Nicollet Mall northward into Glenwood Park eastward beyond Xcel Energy Center southward into Milwaukee Avenue (now Eighth Street).[5] When Minneapolis annexed much larger towns like St Paul through annexation agreements between municipalities rather than through legislation,[6] Buffalo lost much valuable industry including many factories built along Nicollet Mall.[7] However during these years there were also important advances being made both nationally[8]and locally:[9][10] including healthcare reforms spearheaded by Dr. Jesse Lasker[11][12][13][14], passage of Measure Hike 7 ($27 million over 10 years),[15][16][17] increased access to education for all citizens (+2000% since 1960!),[18] creation of numerous parks throughout town,[19],[20],[21], establishment of restaurants such as Red Lobster & Applebee’s around Nicollet Mall,[22],[23],[24],[25], renovation & expansion underway on Main Street historic district depicting pioneer life across various stages (Masonic Temple–First Masonic Lodge #27 – Second Presbyterian Church - Third Baptist Church – Fourth Lutheran Church)] makingBuffalo one OFSTED community leaderRECORDING gentrification!

After the war ended, however,Buffalanomics stalled and joblessness mounted; Buffalo's population peaked at around 26,000 in 1980 but has since declined significantly to 12,500 today.
