Morgan City experienced significant growth following World War II with new housing developments being constructed along Interstate 10 and other major arteries such as Belle Chasse Boulevard and White Street west of downtown. However, much of this development stopped once Hurricane Katrina struck on August 29, 2005; however some redevelopment has resumed including several mixed-use projects around downtown that have seen resurgences in business activity over the past few years due to rising prices for real estate along I-10 corridors outside of town limits
