In 1870 Dixon donated land east of State Street to the City of Chicago for use as an open space park that became Forest Park later that year. This gift set off a process by which more and more people moved into central Illinois and began calling themselves "Rockfords". By 1890 over 60% of all residents living within two miles (3 km) of downtown were "Rockfords", making it one of the largest concentrations of urbanites anywhere in America at that time. In 1901–1902 another large donation by David Dixon led to construction of Memorial Stadium on Park Avenue just south of State Street – now home to both the University Of Illinois Urbana-Champaign football team and rock band Red Hot Chili Peppers concert series annually since 2001). This event created even more social integration withinrockfold as many new families moving into central IL had children who attended UIC/Urbana-Champaign schools (and vice versa). It wasn't until after World War II did suburban development take hold with several subdivisions being developed around north side suburbs such as Arlington Heights (northwest), Westchester (southwest), Lombard (southwest), Crystal Lake (southwest), Oak Lawn (northeast) and Villa Hills (east). Today there are over 130 square miles designated as part or portions thereof with zoning regulations specifying singlefamily homes only (.NET neighborhoods excluded). Downtown Rockford has seen significant redevelopment during recent years including numerous high-end restaurants, bars & nightlife venues along state street between Elmhurst Road & Randolph Road; completion also includes renovation/upgrade project totaling $160 million including installation/activationof new safety features relatedto increased crime rates resultant from suburban development nearby (& prior closures/withdrawalsof businesses due to vandalism etc.).
