Polk - then President of the United States - decided that he would like to purchase some additional land east of where he currently lived on State Street near McCormick Place for future irrigation projects throughout much of north central Illinois He offered $5 per acre (0.24 hectares) which at that time was an extremely low price for real estate at that location given how valuable farmland at that spot had become due to later development along state streets and other arterial routes into Chicago proper . Samuel Mathers agreed to sell General Polk 840 acres (300 hectares) southeast of town on Treaty Road for $10 per acre (1 hectare).
