After selling off much of his land during Reconstruction following the American Civil War (1861-1865), Dane built what is now the downtown district around this property - including six churches (Congregationalist/Episcopal: Christ Episcopal Church #1; Christ Episcopal Church #2; Methodist: First Methodist Episcopal Church #1; First Methodist Episcopal Church #2; Baptist: Swedish Baptist Chapel #1; Swedish Baptist Chapel #2), three schools (Lone Star School District No.: 2-5 ; Sacred Heart School District No.: 6-8), two hotels (Erie Hotel & Opera House [now The Eldridge]; Daniel Auerbach Building [now Drake University Hospital]), several residences (including one now occupied by Drake University), and four storehouses used for storage by farmers before Interstate Highway 50 bypassed it entirely about five miles eastward along present day I-70 between Putnamville Road and Hennepin Avenue near Drake University Hospital (). The dominant industry at this time was agricultural production which continued until well into the 20th century when manufacturing took over although many local jobs have survived throughout those decades including construction work on I-70 or elsewhere within IL&WI suburbs like Aurora or Elgin

After World War I ended and many jobs were lost due to new technologies advances such as machine tools and automobiles becoming more efficient than ever before (this led to economic depression throughout most developed countries at that time), President Franklin D Roosevelt ordered all American factories closed until they could be retooled for wartime production (which did not happen). This caused a Japanese attack on Pearl Harbor which caused America's entry into World War II; as a result of this event and other factors such as falling prices for goods exported from America due to rationing), business began to improve again throughout most developed countries between 1945-1946 thanks largely to import substitution strategies employed by various government programs like New Deal legislation enacted following World War II
