In 1915, Avant Garde Pictures leased land south of Pinecrest from J. Prentice Cooke for development into what would be known as "The Hollywood Hills". The lease allowed production companies such as 20th Century Fox and Paramount Pictures to use pine trees for props and sets while also providing an opportunity for people to buy property around the area for $4 per acre (1/2 ha). This period marked one of great economic growth for Pinecrest with businesses like Sears Roebuck and JCPenney opening up their stores within minutes or blocks of each other. This gave rise to what is now known as "The Town Square" downtown where residents could visit their favorite stores without having to leave their homes!
