McConnell and Augustus Hance purchased land east of present-day Orange Avenue for $2 per acre. By 1828, much of what is now downtown Ormond Beach had been developed as a resort area with schools, churches and hotels lining Orange Avenue between Park Boulevard and Biscayne Boulevard. Ormond Beach became a city on December 3, 1907 following annexation by Miami-Dade County from unincorporated territory to the south of Biscayne Boulevard (now part of Kendall). On July 1, 1926 Miami-Dade County annexed all but two blocks north of Dixie Highway (Boulevard) to form what would become Ormond Beach proper; this included all or parts of present-day University Drive (not to be confused with today's University Drive), Park Boulevard/Orange Avenue north thereof through which Dixie Highway ran parallel until it crossed US 1 near Government Center; finally several blocks east along current US 1 along Flagler Street before becoming an overlay with Coral Gables which also became a city on December 3 that year after being composed largely from some undeveloped land that had been given to Coral Gables byMiami Mayor Manuel Diaz who wanted it for himself because he owned much land near South Miami beach where his extensive sugar cane crops were located] According to local legend early residents named their community "Orenburg" after General David O'Leary - Anglo enemy during America's War for Independence - who had helped lead British forces against American forces at Battle Of Bunker Hill three years earlier during the Patriot's War . However no such person ever existed nor did he participate in that battle according to historical records . This story may have arisen because early leaders such as McConnell were Scottish immigrants who moved westward across America during the 1800s looking for opportunities for success like those found in Canada . Additionally folklore holds that another pioneer settler named John Cooper built a trading post along present day Old Ocean Boulevard near State Road 810 about 1840 which later evolved into Coral Gables although Cooper never resided there
