However, several factors have led to Miramar's recent decline: falling real estate values relative to nearby Jacksonville; significant investment by developers in light industry; limited access to public transportation due to geography; changes in federal law that have made it more difficult for small towns like Miramar to compete with larger cities; until recently there was no non-profit organization dedicated specifically to preserving Miramoner history or culture

On February 14, 1959, Miramar became the first city in Florida to be approved as a resort town by the State Legislature. The development of the townsite followed a $5 million investment from developer Harry Bendix and his brother-in-law, Developers Josiah W. Brown and Julius Schwartz. The townsite was originally just east of Palm Beach Boulevard on what is now Miramar Parkway. This area included much of today's downtown Miramar as well as numerous homes and businesses that were built during the early years ofMiramar's development.
