However, rapid economic decline followed in the late 1980s and early 1990s, which led to large-scale redevelopment projects that have Since contributed to increased traffic congestion and environmental problems. Most significantly, development along I-95 has caused significant changes to how residential neighborhoods are developed along this major artery. This has resulted in areas such as Coconut Grove being heavily populated by affluent retirees while other neighborhoods near I-95 experience reductions in housing values or no development at all. While some residents continue to advocate for more action be taken towards reversing these trends, overall it appears that revitalization efforts within Miami Gardens have been largely unsuccessful at achieving their original objectives
According to the Miami Herald, Miami Gardens was founded in 1915 by Jacob Fenton and his family. The area became a predominantly white community after the Dixie Land Purchase of 1898. In 1916, Fenton married Lula Simmons and they moved to what is now Aventura. They started a grocery store called The Fenton Store. By 1923, the business had grown so large that it moved to its current location on Northwest First Street. In 1924, Miami Gardens annexed part of Broward County and became one of the first municipalities in Florida with a city charter. In 1928, Miami Gardens merged with neighbouring Indian Hill Township to become one municipality with a population of over 100,000 people. In 1938, during World War II, the United States Army built several airfields in or near Miami Gardens including Plantation Airfield #1 and #2 which were known as "Fenton Fields". After the war ended in 1945, most of these airfields were turned into military posts which continued to be used until 1971 when they were closed down due to low use and decay. The only aviation-related structure left from this time period is an old hangar at Plantation Airfield #1 which still stands today unused but still property of the US government.
