It is part of the Tallahassee-Gainesville metropolitan area and is located about 20 miles northeast of Tallahassee on Interstate 441. Eustis is one of two counties in Florida that are not contiguous with any other county; Eustis lies within Volusia County, which includes Daytona Beach and Titusville. The region now known as Eustis was first settled by Africans who were brought over from Africa by British traders during the early nineteenth century for sugar cane plantations in Cuba and Venezuela. In 1824, a group of Englishmen organized a company to purchase 2,500 acres (800 ha) of land east of Jacksonville for $100 per acre (3 km²). This started what would become the Pinckney Company, which operated several sugar plantations in what became Eustis County until it merged with other companies into American Sugar Refining Company in 1918. In 1868, nickelodeon operator J P Morgan bought land north of downtown Eustis from A H Johnson Sr., developer of Gulf Coast Railroad and first white person to lease land northward from Mobile Bayou at present day Jones Beach Road. Morgan built his eponymous home "Morgan's Landing" on this property beginning in 1870 as an entertainment complex including a theater, casino hall, swimming pool and pier overlooking the bayou below eastbound US 41 near mile marker 191A today's Gulf Breeze Boulevard southbound US 41). The resort continued operations until 1979 when it was closed due to declines in business after years of heavy use by military service members access roads between facilities closed off while supplies were moved ashore for storage or renovation purposes . Eugene O'Neill wrote his play "The Great Gatsby" at "Morgan's Landing" before its premiere there on July 16–20 1926 although he had written no plays nor seen anything performed there before then. In 1941 author Fannie Flagg lived near Morgan's Landing for three months while writing her book series titled Swamp Angel Ranch which included 50 episodes filmed there .
