In response to being labeled as an "exclusive retirement Community for US Presidents" by some residents during this time period; Burtis later renamed his development "Coral Hills". As residential real estate prices increased throughout South Florida during the late 1990s and 2000s; most notably due to successive hurricanes Andrew (1996) and Wilma (2005), Coral Gables experienced significant growth as both an upscale neighborhood/community within Miami-Dade County as well as becoming increasingly popular among wealthy homeowners seeking escape from hurricane damage or simply wanting more privacy from city living while still residing within easy reach of downtownMiami Beachand Kendall Park

In 1835, Englishman Richard Perry built a plantation just east of present-day Coral Gables on land that had once been part of Fort Lauderdale. He named it Perry's Land for his friend and business partner John Dolphin. In 1912, two businessmen from Havana, Cuba – Isidro Reyes and Manuel Gomez – bought some land next to Dolphin's property and founded Vega Homes Company with money they earned from shipping sugar cane across thebay to Cuba. In 1916 they moved their headquarters from Havana to Coral Gables and started another sugar refinery there too-Vega Refinery & Sugar Works Ltd.. This company became responsible for refining all sugar produced in Broward County by 1922. By World War II Vega Refineries was one of America's largest producers of refined sugar products-producing more than 1 million tons per year! During the 1920s through 1940s many famous athletes lived in or near Coral Gables including Colonel James Reeves (founder/CEO/President emeritus of PepsiCo), Joe DiMaggio (MLB MVP; owner/operator of Fenway Park), Rosemary Clooney ( actress; mother of actor Robert De Niro), Sammy Davis Jr., Liberace and others! Many wealthy people also lived here such as Harry Susskind (founder/CEO/Chairman Emeritus CEO Goldman Sachs Group Inc.), developer Irving Stone (founder/developer Hollywood Casino Resorts) and his wife Jacqueline Kennedy Onassis! As recently as 1990s many residents still called themselves "Gals" or "Guys."
