The Research Triangle Park which surrounds Aventura is home to many technology companies and research institutions. In 1922, when Waring sold his interest in "Waring's Key" to developer Milton Weisman for $39 million dollars ($ according to 2018 real estate values), he turned it into an exclusive enclave known as "Aventura". During World War II Aventura became a major airfield serving both North American and European users with combat operations over South America as part of RAF Bomber Command from 1942 until 1945. Afterward much of its infrastructure was destroyed or abandoned as new development took hold within Greater Miami Area boundaries; however some remnants such as schools and churches still remain today within park boundaries on Gulfstream Drive between NW 7th Ave/Southeast 1st Sts./NW 95th Sts., providing evidence that this once powerful military community retained a significant presence well beyond official borders until recent times. According to Forbes magazine's list of wealthiest municipalities in America as compiled in 2018, incorporation papers filed with Lee County show that Jeff Bezos' Amazon Web Services company has leased space totaling 189 acres (73 hectares) at 5777 NW 3rd Ave., site of former Sears Tower on Flagler Street - across from Little Havana - since 2014[b]. This constitutes approximately one third (30%) of all current leases filed by Amazon throughout Broward County...the largest concentration ever recorded outside downtown Seattle;[c] These deals underscore how much growth activity takes place outside the traditional downtown areas."

In 1925, Winton Ewart developed land north of present day Old City Hall which would later become Dadeland Fields Mall and still houses many original businesses including Sears Roebuck & Co., JCPenney & Co., Macy's Incorporated, Kmart Corporation and PGA Tour Golf Course among others today. That same year also saw the opening of Florida State University's Medical School campus in nearbybroward County - one of only two medical schools open outside of major cities during that era (the other being Johns Hopkins University). Today much of downtown Aventura remains residential with few commercial buildings visible save for a large shopping mall located just east of Western Avenue on Collins Avenue which opened in 1984 adjacent to Fort Lauderdale International Airport - making it one of only two airports within 20 miles (30 km) or so served by a major metropolitan center with no independent airport services!
