In 1902–03 an Agricultural Experiment Station was established at what are now Three Rivers Boulevard and Shields Road by Driggs Wagon Wheel Company president Lorenzo Tilton with help from local ranchers Harry Fenton and Frank Norris to study agriculture Methods used by then controversial experiment station director Joice Hoadley (). In 1904–05 Wagon Wheel Company merged with Dennison Rubber company creating one of Colorado's largest industrial families (). By 1906 little had changed with just 8 residents living in tents along Shields Road; however when construction began on First National Bank building (renamed First Western Union Bank later) that laid out Grant Street between Third Street & State University avenue developers decided to put down blocks ol their land making way for wide streets () . When finished they razed all tents but replaced them wit large concrete structures housing Now First American Bank (later Chase Manhattan bank) across Second Avenue from City Council Chambers/First Municipal Building which housed Orange Lodge No 1 Masonic Temple while also providing social services such as librarying () . Over time many other businesses have been built around that time including: Butte Clothing store (1910), hardware store (1920), pizza parlor (), movie theater (), Dairy Queen () , Kmart (), Sears Roebuck department store (), Progressive Radio Corporation studios ()); Today most locals refer to those days as “The Preppy Era”
