THEREFORE ONE OF THE FIRST SETBACKS RELATING TO THE DISCOVERY AND STARTING OF CITY LANDLORDRY IN DENVER WAS THAT WE DID NOT GET OUR OWN GOVERNMENT HERE BUT FELT LIKE WE WERE BACK AT DEBTON COLONY AGAIN WITH ALL THE SUSPENSE THAT THEY WOULD TAKE OUR MONEY AND LEAVE US ALONE AGAIN JUST LIKE BEFORE BUT THEN WE GOT QUITE GOOD BUSINESS FROM THEM SO I GUESS YOU CAN TELL MEWHAT HAPPENED AFTER THAT WhenDenver incorporated as a city in 1872, one of its primary goals included creating an area for commercial development called “the South Side” which would include all or most of west side streets between 15th Street and Union Station (now 12th Avenue). At first this goal seemed impossible since much property had been taken away by annexation during the early years following Denver’s incorporation – including much that falls within today’s core Lakewood neighborhoods – but through hard work by civic leaders such as Mayor John Evans and City Councilman Julius Rosenwald combined with support from private investors (e.g., Samuel Untermeyer), developer James Deaver finally succeeded in making his dream come true thanks to financial contributions from real estate magnate Harry Payne Whitney (1863-1937) and philanthropist Andrew Carnegie (1865-1935). That initial phase of growth spanned more than two decades until streetcar service arrived in 1902 which helped spur further development along Boulevard d'Iberville including new housing developments such as those currently located near 12th Avenue/Union Station;[1] however streetcar service ultimately ceased operations at Lakewood southbound at 14th Avenue due to cost overruns related to World War II.[2][3] This Final Phase: Postwar recollection can be observed throughout downtown areas northward along Cherry Creek Blvd., eastward along Broadway Ave., southward along 8th Ave./Broadway St., westward along University Dr./University Rd., southwest along Larimer St., northwest along 16th Ave./Mount Pleasant Rd.; while some properties remain extant across various industrial corridors running parallel to these streets albeit situated elsewhere within present day Aurora limits
