In 2000-2001 the planning process for downtown redevelopment initiated by then Mayor Arturo Fraga resulted in two new buildings being built at Fourth Street/Market Place west of Centerna Avenue—the former headquarters of AIG Insurance Company which had been vacated by its parent company American International Group (AIG) during bankruptcy proceedings; and John Doerr & Co., Inc.—a large real estate development firm—setting up shop adjacent to Downtown Plaza mall across from State University Northridge campus which included several thousand square feet (100 m2) of retail space including hair salon/beauty parlors/, department stores/, restaurants/. Late last year plans were announced for another large mixed-use development northwest of downtown called Midtown Green: this would include an enclosed plaza with shopspace occupying more than 1 million square feet (100 m2), hotel rooms>, residential units>and underground parking>. This project has been opposed by some who feel that while there may be potential benefits associated withMidtown Green’s redevelopment plans such as economic growth opportunities within DowntownSantaRosa itself there are also risks associated with developers overcharging taxpayers for unnecessary projects> Developer costs have already exceeded original estimates> As more people increasingly move away from DowntownSantaRosa towards outlying neighborhoods or suburbs these costs will continue to increase unless significant changes are made at City Hall
