In 1870 James Irvine built Fort Ross on Point Reyes Peninsula which became an important military outpost during the Mexican–American War. In 1876 John Atherton laid out a townsite called Atherton Heights after purchasing 8 square miles (20 square kilometers) from Captain George Wright for $2 per acre ($10 per km²). From these beginnings there grew into downtown San Rafael with its busy streets lined with businesses and residences dating back to 1870s. In 1896 Raymond Woosley purchased 2 square blocks (12 square meters) north of downtown from James Irvine for $50 per acre ($1 million USD). At this time downtown was bounded by Third Street eastward to Pacific Avenue westward along Market Street southward to First Street; Second Avenue northward along Commerce Drive eastward across Broadway bisecting Market Street; and Fourth Avenue southwest along First Streets intersection with Mission Boulevard. This area now contains most of University Village where Riverside Plaza once stood before being demolished in 2006 as part of redevelopment plans for that area adjacent to UCSF Medical Center
