By 1860, about 60% of all the residents were Anglo Americans while 30% were Latinos or people who descent from Latinos. In 1871–72 Commodore John Doolittle sailed his ship Philadelphia down Fullerton Bay towards Point Loma where he sighted land that would later be renamed Rancho san Miguel y Buena Vista due to its similarity to Philadelphia's Chestnut Street! One result of this new settlement was that many small businesses opened up along Fillmore Avenue which ran through town center; these included several banks and hotels including The Hotel del Coronado (founded 1865), Plaza Hotel (1868), and Regency House (1873). This commercialism meant that downtown business districts emerged as focal points for social life, culture, politics and commerce throughout much of 19th century Southern California - something which would continue even into the 20th century albeit at a slower pace given increased development outside downtowns across southern coastal counties during this time period thanks largely to Interstate 10

The original land grant included what is now downtown San Clemente as well as all of Point Conception Avenue between Third Street and Fourth Street east of Pacific Coast Highway. The first Europeans to visit San Clemente were the Spanish in 1769. The Mission San Francisco de Asís was founded on April 26, 1821 by Father Junípero Serra and brothers José and Pedro Nieto. The mission was named for Saint Clement of Rome, a patron saint of California. In 1835, the Mexican government granted land to the Franciscan friars for an agricultural mission called Nuestra Señora de la Concepción. Construction began on the convent in 1836 and finished in 1840. The nuns served as missionaries until their retirement in 1878. On November 12, 1850, Don Manuel Michelini purchasedhips from Juan Bautista Alvarado for $5,000 and $50 per acre to establish what would become Angeles National Forest. Michelini named his forest San Pablo del Rey after his favorite king of Spain who had just been deposed. On December 10 of that year, he received a grant from President Fillmore authorizing the establishment of a national park within the boundaries of Angeles National Forest; it became known as Los Angeles National Park on September 16, 1906 due to then-President William McKinley's designation of it as part of America's new West Coast territory following Mexico's victory over American forces at the Battle Of Buena Vista Ridge. In 1905–06 saw construction begin on what is now known as Point Loma lighthouse which opened in 1907 after years effort by local residents led by Alcalde John Sutter
