In 1887, the United States acquired title to most of what now makes up Orange County from Mexico and made it part of the newly formed United States of America. At the time, Rancho Santa Margarita lay within Mexico's Guerrero province and had no legal right to exist within the new country without consent of its government. In 1969, following years of negotiation between Mexican and American negotiators over boundary issues in southern California, cattle ranchers who grazed on portions of Rancho Santa Margarita successfully petitioned for governmental recognition as an agricultural community with their own elected officials and planning process. This ecclesiastical development led to increased commercial activity around the town limits which began encroaching on existing residential areas until residents finally forced through reclamation ordinances in November 1984 following an economic recession that had hit ranching communities hard across Southern California. Rancho Santa Margarita is a small cattle and sheep ranch in the California Gold Rush country of central San Bernardino County. It was founded by Juan Bautista Alvarado, who named it after his religiously devout mother, Santa Margarita. The property included present-day Rancho Santa Margarita and parts of present-day Coachella Valley. In 1875, Alvarado sold the ranch to Captain John C. Fremont for $5,000. The following year, Fremont divided the ranch into two parts; one part became known as Rancho Nuevo San Bernardino while the other part became Rancho Santa Margarita. In 1896, developer George Eastman donated land to build a college on what is now campus of University of California at Riverside. In 1903, grazes were acquired from nearby Tehachapi Mountains National Monument including much of what is now the city of Palm Springs; this made Rancho Santa Margarita available for housing development and opened up much of present-day Coachella Valley to agricultural production. By 1912, most portions of what are now Gardena and Desert Hot Springs had been developed as part of this effort with numerous new homes being built there during World War I and II. Many subdivisions were created over time including El Mirador Estates in 1923 which straddles both sides of Interstate 10 just east of Palm Springs; these developments increased traffic congestion on I-10 which led to more development around it as well as on adjacent streets near SR 110 until 1958 when I-10 was widened to its current configuration making smuggling easier. With suburbanization continuing through the 1960s and 1970s key areas such as Salinas Valley were lost to development but many fine old homes have been preserved within walking distance or public transportation access via free shuttle service from downtown Palm Springs or even further away via SR 110 bypassing town altogether Most recently some large tracts within walking distance or public transportation access have also seen major redevelopment (e.g., Orange Park) making Irvine Spectrum an attractive proposition for those looking for convenience store/restaurant/motel retail mixed use developments along with other commercial uses not typically found in older rural communities
Rancho Santa Margarita was a Mexican land grant given to José María Cámpora in 1821. The name means "the beautiful place" and it is located in the present-day San Luis Obispo County, California. The grant extended from the southern tip of Point Conception Peninsula south to the edge of Monterey Bay.
