The first recorded sighting of a white person in Rancho Santa Margarita was in 1887 when John Wesley Powell sighted a man on the bank of the Colorado River. The rancho was founded by José Antonio Gasset and his wife, Isabel Pérez, in 1857. In 1915, George Hillyer donated land to the town for school purposes.
Rancho Santa Margarita, California is located in the southern portion of San Diego County. The ranch was founded in 1875 by Carlos Mesa and his wife, Jerusha. It currently consists of over 1,000 acres and three thousand residents. Rancho Santa Margarita is a member of the National Register of Historic Places and has been designated a National Historic Landmark several times. The ranch began as small land grants given out to wealthy men from San Diego County for their land holdings. In 1875, Carlos Mesa received a grant that would amount to 356 acres (142 hectares). The ranch continued to be owned and managed by Mesa family members until it was sold to oilman John Dominguez in 1923. Dominguez turned the property into an oil refinery, but left it largely unused for over thirty years. Finally, in 1969, the United States Department of Energy leased Rancho Santa Margarita from AIG Corporation for use as an experimental target range for Operation Paperclip. Since then, Rancho Santa Margarita has seen various uses including film set locations such as Hondo (film) and Imperial Beach (TV show), music rehearsal facilities for bands like The Grateful Dead or U2, agricultural production such as winegrowing or cattle ranchers housing thousands of cows on rolling hillsides near Alpine Lakes Regional Park. Despite these efforts at preservation and redevelopment, much of the originaladobe structures still remain standing today; many are used for functions such as government offices or private homes. Today, Rancho Santa Margarita remains one of Southern California’s most popular tourist destinations with its rolling hillsides full of cows and vineyards; however little remains unchanged since its founding more than 150 years ago save some Original Adobe Walls which continue to be used by government officials today

Rancho Santa Margarita, California was founded in 1791 by Antonio Vivian and his wife, Catalina de Peralta. The area now comprising Rancho Santa Margarita was first used for agriculture and then ranching. In 1821, the Vivian family sold the land to Francisco Alvarado. At this time, the ranch was divided into two parts: one part went to Alvarado's son Manuel and another part went to Juan Bautista de Anza. In 1847, Jose Maria Cárdenas purchased a tract of land from Francisco Alvarado that included Rancho Santa Margarita. In 1863, following Mexican-American War victory over Mexico at Palo Alto Bridge, United States General John C. Fremont called on Californians to come forward with title deeds for their lands east of San Francisco Bay in order to create a new state out of what had been Mexican territory. A group of about 60 people traveled from Stockton to Angel Island in San Diego County in an effort to gain titles; only 10 could be authenticated as having proper documentation. On July 14, 1867, after months of negotiation and purchase through agents hired by both sides, José Castro married María del Carmen Carrillo y Arroyave (1848-1925), daughter of Carlos Carrillo y Arroyave (1816-1890), one of the original owners of Rancho Santa Margarita. They acquired title No.-2228 which comprised 920 acres borderinguela on the right bank of San Marcos Creek emptying into Laguna Seca Creek northward; it lay immediately below Spanish mission property now known as Mission San Fernando Rey de España located on what is today East Palo Alto Boulevard between Laurel and Winchester Streets in Palo Alto Village near where Menlo Park is located today). The couple also acquired title No.–2241 which encompassed 551 acres adjoininguela on both banks of San Marcos Creek lying southward from Laguna Seca Creek between present day Dumbarton Oaks Road eastbound and Lakeshore Drive westbound; it lay immediately below Spanish mission property now known as Mission Dolores located on what is today East Meadow Avenue between Laurelhurst Avenue and Kappel Street in Menlo Park Village near where Stanford University Hospital is located today). The Riviera Hotel opened its doors Dec 20th 1907 inside old Central School District building site just behind modern Pershing Square Shopping Center off I-280 exit 134A
In 1871, Mexican land grant Rancho Santa Margarita was granted to Francisco Pico. In 1892, the property became part of the Coachella Valley Railroad. The railroad subsidiary, the Central Pacific Railroad, built a depot on the site in 1916 and began operations. The depot closed in 1954 and is now an exhibit at Coachella Valley Railroad Museum. The rancho was sold to developers in 1965 who subdivided it into tracts and sold development rights. The original ranch buildings were replaced by apartment complexes and shopping malls that grew up around them. However, some of the ranchos acreage remains used for agriculture or as public open space.
