The first owner of the Cordova Rancho, José Simón Pereira y Ulloa, sold it to Juan Bautista Alvarado in 1847 for $2 million. In 1881, when Mexican American ranchers gained control of much of southern California following their victory in the Mexican–American War, they began to subdivide and sell land here. In 1886 they organized as the Imperial Land Company and started development of what would become Rancho Cordova. By 1910 it had grown to encompass more than 255 acres (120 hectares). The town of Cordova sprang up around this ranching operation; its post office opened in 1912. Industry boomed during World War I due to demand for goods created by both sides during the war such as munitions and clothing; however, corduroy production ceased after 1918 because of technological advances in America's new car industry. The area now known as Old Town was developed between 1925 and 1930 as a result of this boom period; it included many retail stores, movie theaters, and a variety of other businesses typical of suburban areas then accessible only through driving or riding on buses or carspools into Anaheim Hills or Encinitas

Rancho Cordova was founded in 1849 by John Sutter, a gold miner. The area that now includes Rancho Cordova was part of the Mexican land grant of Rancho Santa Rita del Sol to José Saravia. In 1851, Saravia sold the ranch to Benjamin Fenton. Fenton built the first adobe house on the site in 1852. He named the property Rancho San José de la Purísima Concepción after Saint Jerome's Purgatory, which he saw while travelling through California. The original cattle ranch was divided into three parts in 1860: one part went to John Woolridge and another part remained with Fenton and his family. In 1862, David Hackett bought some of Fenton's lands and organized the second portion of Rancho San José de la Purisima Concepción as a sheep ranch. In 1872, George Halleck bought part ofHackett's ranch and organized it into an agricultural fairgrounds called El Cajon Fairgrounds).
