It is said that in 1792, Rancho Cordova was established by José Monterey and his wife María de la Cruz. The grant, located in modern-day Rancho Mirage, California, included land measuring over five square miles. In 1872, development began on what would become Academy Hill Road when developer Edwin Hartsfield donated property to the City of San Diego for a public square. The city planned to build housing there but never completed it due to financial collapse of its predecessor company Hartsfield & Co.. A park was eventually established at Academy Hill Road and State Route 54 where people could picnic and play games until 1934 when it became part of University Heights Recreation Area which encompasses present day Grove Park Drive and much of University Heights neighborhood including El Mirador High School and Drinker's Ballpark which are located within immediate boundaries of both Academical Hill road & I-805

Rancho Cordova was available in 1847, when it was given to Don Jose de Cordova y Margarita by the Mexican government. The land went through several hands until it came into the ownership of John Sutter in 1881. He began developing it as a ranch and wheat farming operation. The town of Rancho Cordova grew up around the ranchos and mines, with stores, schools, churches, and other infrastructure being built during the late 1800s.
