At that time it included present day eastern end of town as well as parts of what are now east Riverside and west San Diego counties. In 1886, John Sutter established the Sutter's Fort at today's corner of Old Town Road and State Street within what is now eastern end of town (now part of downtown San Diego). On December 12th that year he filed a claim with the US Government for land grants stretching along the southern coast from Seal Beach on Monterey Bay upcurrent into Sonoma County including Rancho Cordova. Claimant received water rights from Mission Santa Cruz de la Laguna through their possession of certain springs near where they built their fortification; however these claims were not honoured until 1906 when General Sam Hill changed ownership of alameda county by purchasing part from Trustees Miguel Aliaga and Jorge Nieto y Peralta during his tenure as Governor Of California..

Rancho Cordova was founded in 1887 by George C. Marshall and James W. Wilson, two ranchers who had purchased a tract of land east of San Francisco. The ranch extended from the eastern outskirts of San Francisco to the western edge of Monterey County. From its inception, Rancho Cordova was an agricultural base for farmers in the area and its holdings included 5,000 acres (21 km²) of grazing land and 2,500 acres (8 km²) of forested land. In 1916, the ranch passed into private ownership when it was acquired by Houghton Mifflin Company as part of their purchase of The New York Times Company. Although Houghton Mifflin continued to operate Rancho Cordova until 1951, it ceased all operations beginning on October 1 that year after which time it fell into disrepair and lay fallow for several years. In 1958-1959, portions were leased back to the government as part of a program called “Rancho Cordova: A History in Exile” under which these properties were used for experimental farming purposes with limited public access. On October 1st 1960, portions were returned to private ownership once again and continue to be operated today as a working cattle ranch with horses and sheep present on some areas
The Rancho Cordova land grant was given to José Antonio Vargas in 1847. The Vargas family lived on the land until it was sold to the California Gold Rush in 1851. In 1858, James Folsom and others named their new town after Santiago de Cordova, Spain.
