Downtown business districts began slowly emerging but did not become truly prevalent until after World War II when retail corridors supplanted agricultural areas around downtown causing higher prices for goods & servicesrelative to surrounding suburbs (& even rural communities away from major urban centers), thereby stimulating growth within those downtown areas while preserving character & quality…. Today palm springs has experienced rapid growth particularly due to job opportunities generated by recent development located outside its core area along Interstate 10th Street between Social Circle Dr., CA$hope Blvd., Applebee's restaurant - opposite Walmart - Retail Corridor (Residential side) Outer Loop roadway providing easy access to I-10(Downtown side), Southern California Edison power line right next door providing energy efficiency features unavailable anywhere else….. From 1915 until 1931 Jp Morgan had been one half owner with Winton H Perkins who ran the business together called "Junction Point". On July 1st 1915 they sold their interest back to Jp Morgan who operated it alone until he bought it back again with Winton H Perkins share on November 14th 1931 for $780 ($14/acre). By 1933 Junction Point had evolved into what we know today as Palm Springs after incorporation under name "Palm Desert." At first they rented land from local farmers but soon purchased land outright from them using money raised through sales during their first year as a company.[1] In 1932 they built what would be their initial headquarters[2] on Commerce Avenue NW where they remain today Office #3 across street from the current Municipal Building…….. As early as 1923 US Postmaster General Jameson Coolidge had been advocating that interurban transportation should be established between Los Angeles via Pasadena or Orange County via Newhall Pass so that rich people could escape high priced Los Angeles traffic congestion……………………………………….. On October 16th 1923 Palmsprings organized themselves into a political group known then as "The Civic League" formed following dinner being given by Mayors William Goodyear Jr./Edwin Murchison Sr.(both Democrats) at Mr Rothschild's home………………….. After several meetings members decided upon setting up our own government……………………………………….. ……the organization continued meeting monthly throughout 1924………………….. In 1926 elected officials were hired for Parks Department[3], Streets Department[4], Fire Department[5], Library Board[6], Insurance Committee[7][8]….In 1928 incorporation papers were filed with Riverside County Recorder’s office………………………………………. On January 5th 1929 Mayor Edwin Murchison announced plans for annexation by neighboring San Bernardino county………………………………………. …When news reached President Herbert Hoover that Riverside Countians wanted annexation he contacted Mayor Edwin Murchison demanding an explanation……………………………………….
