Because of its strategic location at an intersection of two major trade routes, Harrison's Landing became an important commercial center during the mid-19th century. In 1851, George Washington Carey opened a small store on Second Street in downtown Oxnard after moving from nearby Playa del Rey (now part of Los Angeles). By 1870, many businesses had been built around Market Street in downtown Oxnard – including A & W Lumber Company (later Sears), J F Weems Cigar Factory (later Peet's Coffee), G W Hodges Coal Mine & Coke Company (later Coors Brewing), H J Weems flour mill (later Goodyear Tire & Rubber) and C M Sayers Tobacco Warehouse (later Brown Shoe Warehouse). In 1878–79, local resident Augustus Saint John donated land north of Market Street for a new town; named after him it became known as Saint John Township. Saint John Township was incorporated as such on December 3rd 1880 by order of Governor Parnell pursuant to state law that gave special status to towns "not having within their corporate limits any other organized town." On January 1st 1889 all but one block of East Second Street between Main and Third Streets were added to the city Limits forming what is now Downtown oxnard today! Aerospace Manufacturing played an important role during the early years ofOxnard’s growth as Defense contractor Southern Aircraft Corporation established itself here with its first production line which produced three aircraft: Curtiss Hawk IIs for USAAF use at Anacapa Air Station; North American NA-16N “Pipeline” bombers for US Navy use off Long Beach Naval Base; Lockheed P2M3 Neptune maritime patrol planes used by 5th Fleet aboard USS Enterprise These were followed soon afterwards by Convair CV-8 Crusader bombers for USAF/DOD operations over Japan during World War II . It also supplied components for numerous military vehicles such as Shermans tanks etc

The region that includes Oxnard and surrounding towns served as agricultural land for many years until development allowed for growth in other areas. The first settlers were Mexicans who arrived from Guerrero province in 1848 seeking new opportunities after Mexican independence from Spain was successful. They built their homes along the ocean shoreline on what are now known as East and West Streets. By 1850, there were over 20 buildings and 3 families residing in Oxnard when it became part of the newly created county of Ventura. In 1872, two brothers named George Higginson opened a grocery store on First Street which soon became a popular spot for local merchants to sell goods they didn't have time to process at home. In 1896, Mr. and Mrs. Elisha Sanger purchased 8 acres of land adjacent to Boulevard Road east of I-5 near where today's Santana Row stands and began building a home they named Villa Selva – later renamed Villa Madero after General José Antonio Martínez de Lara y Salas (1788-1858), hero of the Mexican War of Independence who fought against Spanish forces under Ferdinand VII before dying at Puebla while leading his army into battle against Mexico's royalist enemies on October 15, 1847). In 1912 Santiago Carrillo moved from his small farmstead three miles northeast ofOxnard along present day Highway 101 to purchase 560 acres (250 ha) north of town on which he established Rancho La Purísima Concepción del Sur with seven cows and 10 hogs; subsequent purchases increased acreage until 1928 when Carrillo donated all remaining land within five miles (8 km)of his original rancho to develop into Oxnard City Limits incorporating 1/4 mile setbacks between lots lines so produce could be sourced more evenly throughout the city limits A new water main was laid out during this time resulting in improved water pressure throughout much of town making irrigation possible for citrus crops grown hereabouts including oranges, apples, pears and other fruits that would remain significant contributors both economically and aesthetically to Oxnard throughtout its history
