In 1835, Mexico acquired part of Alta California from Spain and this included parts of present-day Orange County and much of southern San Diego County. Under Mexican rule, landowners throughout Southern California began to sell portions of their holdings to various people who then developed them into townships or villages or else sold them back to Mexican colonists for development into larger settlements. As early as 1847, there were six towns in Orange County: Santa Ana (northwest corner), Westminster (southwest corner), Norwalk (southeast corner), Laguna Beach (northwest corner), Huntington Beach ( southeast corner) and Irvine ( northwest corner). In 1893 Congress passed an act creating Independent School District No. 163 with jurisdiction over all school children in Los Angeles County “except those living within certain incorporated cities” This act created a rivalry between Oceanside and Inglewood which would last until after World War II when both districts were merged into Unified School District #188 based out of Paramount City

Rancho Santa Margarita was granted by Governor Manuel Nieto to Juan Bautista de Anza as a gift from Mexico City in recognition of his successful leadership of Alta California during the Mexican-American War (1846-48). In 1857, San Diego businessman John Sutter established Sutter's Fort Point Naval station on Point Conception about 12 miles south of Oceanside on Seal Beach Creek. He named it after his father Charles Augustus Sutter who had fought in the Mexican- American War and also founded Sacramento Valley Register newspaper company with James Fenton in 1850s In 1863 Captain David Eby acquired land east of present-day Oceanside along the coast which he developed into an ever expanding port town known today as Oceanside seafront city. This area spanned from present day First Street down Harbor Drive all the way to Ocean Boulevard where it bordered Northshore Avenue today Ebyville grew up around this port town but little remains there except for some brick buildings scattered among high grassy hills that mark Ebyville’s original location when it was built along First Street between Harbor Drive and Ocean Boulevard
