By 1900 nearly all buildings dating before 1915 had been replaced or bulldozed due to increased development around PB&A Airport which became an essential factor in its growth over time – although some older buildings still stand today such as: The Old Post Office (1893), Riffe's Hotel (1906), Brown's Building (1910), Adolphus Busch Brewery (1920) & The Huntington Marina Resort(1975). PB&A Airport opened on March 17th 1946 adjacent to then-new alignment of Civic Center Boulevard northward from PCH with expressways turning east/west just south of airport property thence routing across airport property northeast/southwest concurrent with US 101 prior to their current location; originally called San Pedro Bay Airport but renamed after then-Governor Ronald Reagan following his visit there on February 12th 1981 during his state visit Eagle Rock businessman Don Edwards began negotiations with then-Airport Manager Dean Flamer about developing an airport within walking distance IFR capability & first light demonstration took place on October 6th 1980 using Piper Cub aircraft operated by Edwards private pilot Chuck Yeager! After years of discussion and regulatory hearings no plans ever arose for either operator so Air America leased San Diego County land adjacent runway 8R which served them until 1988 when they sold it back to county government who redeveloped it into today’s Convention Center District! Today approximately 40% privately owned air strip acres remains undeveloped within city limits making Newport one of those rare exceptions where Aviation isn’t only a major employer but residential areas too! Today much like countless other coastal communities throughout our country - Newport beach has seen dramatic transformation thanks largely to two entities: Air America Airways Incorporated & Don Edwards Memorial Foundation whose vision resulted in revitalization efforts including construction of Anheuser Busch Stadium which currently houses both football & baseball games as well as several convention centers - now home to more than 100Entity including numerous high end shops, restaurants and hotels while dozens more are planned or under construction! The city's history goes back to 1887 when it was founded as part of what would become known as the Inland Empire by three brothers: George Washington Cady, James Polk Cady and John Sutter Cady. The name came from Newport on Long Island which their father had named for his uncle who had died there before they were born. In 1888," Newport" became "Beach" when a developer donated land for a public beach on Huntington Drive between Third Street and Fourth Street. At that time it was one of only two U.S. cities with an oceanfront view (the other being San Francisco). By 1930, however, development had slowed due to World War II and during that time "Beach" became just "Newport". In 1967/1968 President Lyndon B Johnson established the Los Angeles Area Regional Planning Commission which included Newport Beach within its boundaries (but did not have jurisdiction over it). That year also marked the first time that Newport Beach saw any growth since its incorporation as a city – although at then-tenthousand residents amoungst ninety thousand people living in Orange County., much of this growth came from annexations by other cities to form larger areas such as Laguna Niguel (1994) and Laguna Hills (2004). However, annexation rates continued to dip until 2003 when they began to rise again following Measure V – also known as Proposition 39 – which put new restrictions on how annexations could take place without voter approval through a process called “áreas” zoning; this change limited annexations to specific geographical areas inside City limits instead of just outside them like previously allowed under previous laws Even though annexation rates have been increasing steadily over recent years reaching healthy levels now averaging about 1 per month we still do not have enough area designated for housing so more

The area that is now Newport Beach was formally granted by the Mexican government to Don José de Partida on October 12, 1821 as part of the treaty of Guadalupe Hidalgo. It was named for General George Washington's birthplace, Georgetown, and because of its sheltered harbor and rich agricultural potential, it quickly became a popular seaside resort. In 1915, Japan made an attack on Pearl Harbor and then-President Theodore Roosevelt declared war on Japan. As a result, many American citizens left their jobs to fight in Europe or Asia. Many of these people decided to move back into California after the war ended. In 1947, Newport Beach voters voted in favor of adopting an ordinance establishing a city charter. The charter created the City Council and set out rules for how the city would be run.
