John Fenton bought Watts’ farm and moved his family into it in 1854; he would remain owner until his death in 1902. In 1865–66 saw construction of what is now Park Row on Front Street between State Street and Market Street; this stands today as one of Downtown Newark’s oldest commercial districts dating back to that time period also known as “The rowdy old days when business was conducted at street level rather than up high like it does now because space was much more expensive then." Frederick Law Olmsted designed both Park Row and much surrounding land which makes up present day Midtown Manhattan including Times Square - all while working on designing New Jersey's original capital City Hall which still stands today (and can be visited via visiting streets near it such as Essex Avenue). Downtown Newark quickly grew becoming one of America's "largest" cities with over 2 million people by 1890 making it 1st overall among American cities with over $10 million GDP per capita according to federal census returns that year alone! By 1912 there were 5 large banks clustered around Whatcott/Walker Streets & Third Avenue esq., home builder Alfred Loomis having built some very fine residences thereabouts – all indications that rapid growth continued unabated despite prohibition being ratified statewide just three short years later (-note: these figures do not include any established suburbs) . It wasn't until 1933 when Mayor Fiorello LaGuardia introduced zoning regulations which limited residential densities even further resulting eventually in many properties being sold off - note: excepting historic buildings/environments still extant), followed thereafter by mayors Norris Stroud(1941-1945), Raymond Kelly (1996-2001), Cory Booker (2006-) - finally Bloomberg who oversaw gentrification starting circa 2008 resulting in current densities (~2K people/square block). This article will focus primarily on those following mayor Bloomberg tenure only though certainly other significant aspects during previous mayoral administrations are also considered if relevant
