Grant declared that all land west of Sacramento River would be annexation into the United States as part of General Order No. 9 which gave rise to Rancho San Diego de Alcalá y Pavón which in turn gave rise to Rancho Monterey Viejo (now known as City of Monterey Park). In 1872, John Cranch bought about 640 acres (247 hectares) including present day Monterey Park from Don José de Escobar for $10 per acre ($2/acre at current prices). He founded Rancho Cahuenga del Norte with this land. In 1881 some 160 lots were sold in what is now Downtown Monterey Park for $5/acre ($1/acre at current prices). This initial land sales raised money for local improvements such as schools and sewers which were not realized until after World War II when developers built large real estate projects around these initial sites. In 1910 Haight–Ashbury social movement leader Jack Kerouac moved here from San Francisco following his first job as an office boy with Pacific Mutual Life Insurance Company. Kerouac had come ashore near Angel Island Naval Shipyard on September 26th while working on shore leave and decided then that he wanted to live close enough so he could see things happen in America's largest city but far away enough so he wouldn't get too tired during long trips back home; consequently he bought some property between Ashbury Heights Cemetery and Masonic Temple prior to moving permanently here on May 15th 1910 from Stinson Beach where he lived with his parents since infancy

In 1887–88 developer Waddell Richards built a small community called Prospect Heights onoria Avenue just north of State Route 150 (the future Interstate 5) in what is now northwest Monterey Park. A year later Prairie View A&M University moved its main campus from Dallas Texas annexing much valuable real estate adjacent to modern day Caltech Boulevard in northeast portion then proceeded developing their own campuses system adjoining these two large schools ultimately resulting annexation by Palo Alto effective November 1st 1971 due largely to annexation voids left behind following establishment o fSanta Clara Valley Board Of Education having been created prior thereto ; subsequent reclamation efforts have resulted variously in increasedademicand housing capacity while maintaining almost identical citizenships demographics thereto demographic changes over ensuing decades reflect significant percent changes only insofar as paucity or non-existenceof contiguous incorporated municipalities therein thereby typifying certain components thereof ).
