John’s grandson, Hiram Humphreys, inherited the Rancho San Pablo and made it his own. He developed a dairy farm there and also built a sawmill on the creek that flows through the property. The Humphreys family also donated land for a park in 1923. After World War II ended, many farmers turned to Counties-wide irrigation projects to provide food for their families during this time period. At around this time, Hiram Humphreys passed away and his widow deed over her husband's interest in the Sawmill Creek Park to local citizens for use as they pleased. This led to much development at the site including housing developments during later years when more people started moving into Millbrae from other parts of Northern California due to its growing industry economy during that time period). Today, much of what is east of I-5 along State Route 298 are still agricultural land while west of I-5 is mostly residential development with some small businesses located there as well (including an ammo store operated by NRA members which opened its doors in 2008). By 1978, nearly all the mills had been closed down or converted into residential housing due to competition from new breweries and other businesses that sprang up around Los Angeles during that period of growth.
